EVALUATION OF THE USE OF BIM IN PLANNING AND DEADLINE CONTROL IN A CASE STUDY OF A VERTICAL CONSTRUCTION PROJECT

Abstract

Currently, in the construction industry, the main focus of managers is on meeting deadlines and reducing construction costs, and these premises lead builders to increase the speed with which services are completed, often neglecting planning and control. As a result, these actions have a direct impact on customer-related indicators such as dissatisfaction with unjustified delays, ineffective budgets and damage to the company's image. On the other hand, there is also a greater concern on the part of companies to develop methodologies capable of helping managers, especially in meeting deadlines, by structuring careful planning and control, making it possible to manage planned targets more effectively.  Given that one of the challenges of this construction management system is the lack of communication between participants in the process, Building Information Modelling (BIM) has been used to contribute to this challenge. The aim of this research is to evaluate the benefits and limitations of applying BIM to planning and schedule control by conducting a case study on a vertical building site located in the city of Goiânia, Brazil. The results point to advantages such as the visualisation and compatibility of projects, limitations related to the control and monitoring of orders and the need to qualify the team. Potential was also pointed out for this technology, especially at the short-term planning level. The research leads to an understanding of the contributions of BIM, especially for the vertical construction segment, and how this technology can also complement traditional methods in the area of construction schedule management.

Cécile Guimarães Ulhôa, Universidade Federal de Goiás

É graduada em Engenharia Civil pela Pontifícia Universidade Católica de Goiás (2013), mestre em Engenharia Civil pela Universidade Federal de Goiás (2017), Engenheira de Segurança do Trabalho pela Universidade Federal de Goiás (2017) e, doutora em Gerenciamento da Construção também pela Universidade Federal de Goiás (2024). Em julho/2018 começou a ministrar aulas em cursos de pós-graduação. Trabalhou durante onze anos e meio no Grupo Toctao Engenharia em Goiânia-GO, onde acumulou experiências em obras verticais e horizontais da Construção Civil atuando em diversas áreas como processos, planejamento e controle, qualidade, pós-obra, segurança do trabalho, meio ambiente, além do gerenciamento do empreendimento como um todo. De julho/2022 a fevereiro/2024 (4 semestres) atuou como professora substituta na graduação da Escola de Engenharia Civil e Ambiental da Universidade Federal de Goiás para os cursos de Engenharia Civil e Ambiental, além da Arquitetura e Urbanismo sendo que as disciplinas ministradas fazem parte das principais temáticas do Gerenciamento da Construção como: Projetos, Orçamento, Planejamento e Controle de Obras, Execução / Metodologias Executivas, Gestão e Tecnologia. Em setembro/2023 iniciou como engenheira gestora de um empreendimento comercial de alto padrão na OM Incorporadora em Goiânia-GO, com previsão de término para abril/2027.

É graduada em Engenharia Civil pela Universidade Federal de Goiás, mestre e doutora em Engenharia de Produção pela Universidade Federal de Santa Catarina. É professora da Escola de Engenharia Civil da Universidade Federal de Goiás. Foi Coordenadora do Curso de Engenharia Civil e atualmente é Diretora da Escola de Engenharia Civil e Ambiental da Universidade Federal de Goiás. Tem experiência na área de Engenharia Civil e Engenharia de Produção, atuando principalmente nos seguintes temas: gestão da produção, planejamento, mercado imobiliário, medições de desempenho, construção de indicadores de qualidade, produtividade e sustentabilidade, gestão de riscos e ensino de engenharia.
